We provide after-hours emergency response for clients on active service agreements. Emergency protocols and contact procedures are established during your onboarding so tenants and managers know exactly how to reach us when urgent issues arise.

Do you offer ongoing service agreements or is everything one-off?

We offer both. Many property managers prefer ongoing service agreements that include pre-approved rates, priority scheduling, and a dedicated point of contact. However, we also handle one-off repair requests for managers who need occasional support. Service agreements provide the best value and fastest response times, especially for larger portfolios.

How does your pricing work for property management clients?

We establish transparent pricing during onboarding based on your portfolio and typical service needs. Most property management clients work from a pre-approved rate card covering common repairs and maintenance tasks, which eliminates the need for individual quotes on routine work. For larger or unusual jobs, we provide estimates before proceeding. You will never receive a surprise invoice.

Can your team coordinate directly with tenants for access and scheduling?

Absolutely. We regularly coordinate directly with tenants for scheduling access, confirming appointment windows, and communicating completion. We follow whatever communication protocol you prefer, whether that means going through your office, contacting tenants directly, or using your property management software. Do you offer discounts for managing maintenance across multiple properties?

Yes. We offer volume-based pricing for property managers and investors with multiple units. The more properties in your portfolio, the more efficient our service becomes, and we pass those efficiencies along through preferred rates and priority scheduling. Every TGA Services technician is fully licensed, insured, and background-checked. We carry comprehensive general liability insurance and can provide certificates of insurance for your records or owner requirements. Our scope covers the full range of property maintenance and handyman services, including plumbing repairs, electrical troubleshooting, drywall repair, painting, flooring, fixture replacement, door and lock hardware, appliance connections, pressure washing, gutter cleaning, caulking, and general carpentry. If a job requires a specialty licensed trade beyond our scope, we coordinate with our TGA Install division or recommend a trusted partner.

For large-scale projects like multi-unit turnovers, we deploy crews in parallel to compress timelines.
